The GPU Landlord

Elon calls Jensen at 2 AM after doing the math on his own filings: SpaceXAI’s best business is renting Colossus compute to the companies beating Grok. Anthropic pays $1.25 billion a month for 325,000 H100s. Google pays $920 million a month for 110,000 more. The contracts run through 2029 with a ninety-day cancellation clause, and Jensen has thoughts about what to call that.

SpaceXAI’s answer to losing the AI race is to own the lot the winners train on. Anthropic and Google lease roughly 435,000 Nvidia GPUs inside the Colossus complex — about $1.25 billion and $920 million a month, respectively, through 2029 — which turns the two labs ahead of Grok into tenants whose rent clears $26 billion a year. The agreements carry a ninety-day cancellation provision that lets SpaceX reclaim the capacity for Grok. Meta is in talks to become a landlord too, and the Pentagon has asked about capacity in the same building as Claude. Elon sees destiny. Jensen sees a supply chain in which everybody pays Nvidia.

The Conversation

What follows is a phone call between the man who owns the building and the man who sold him the bricks.

ELON: Jensen. Pick up. It's two AM and I have just discovered the greatest business model in the history of capitalism.

JENSEN: It's two AM in Memphis, Elon.

ELON: Anthropic is paying me one point two five billion dollars a month to rent three hundred and twenty-five thousand of your H100s. Through 2029. They're training Claude — the model that's beating Grok — inside my building.

JENSEN: So the company beating you in AI is paying your rent.

ELON: Fifteen billion a year! And Google is paying nine hundred and twenty million a month for another hundred and ten thousand GPUs. Everyone who's ahead of Grok pays me to stay ahead of Grok.

JENSEN: Elon, that's a protection racket. You're renting compute to your primary competitor, with a ninety-day cancellation clause. If Grok needs the capacity back, you evict them and their training pipeline goes dark overnight.

ELON: A BEAUTIFUL protection racket! And the Pentagon wants to rent data center capacity in the same building as Claude.

JENSEN: Elon, look at your own numbers. Your AI revenue is three point two billion. Your operating loss is six point four billion. You've accidentally built a better business renting GPUs than building AI. Twenty-six billion a year in rent is more than all of SpaceX made last year.

ELON: The rocket business was eighteen point seven billion. The landlord business is bigger than the rocket business.

JENSEN: And Meta is in talks to lease ten billion dollars of compute to Anthropic too. You're not the only one with the idea.

ELON: Zuckerberg? Fine. Colossus is one gigawatt, two million square feet, built in a hundred and twenty-two days. He can't compete with the building. And we went public last month at one point eight trillion.

JENSEN: So here's the cycle. I sell you the chips. You put them in Colossus. You rent them to the companies beating you. They pay you. You use the money to buy more chips from me.

ELON: And everyone pays you.

JENSEN: Everyone pays me. The house always wins.

ELON: Goodnight, you beautiful arms dealer.
